Our client, a family-owned business managing a portfolio of buildings, houses, and land in Cyprus is looking for a highly organized and proactive Civil Engineer, to oversee maintenance of their properties and manage new construction projects. This role demands management of both routine and complex projects efficiently, cost-effectively, and in compliance with all regulations.
Responsibilities:
- Property Maintenance Management:
- Assume full responsibility for the upkeep of all properties.
- Identify maintenance needs, obtain evaluations for quotations, and select qualified contractors.
- Manage maintenance operations to ensure quality and timely completion.
- Keep a routine inspection and repair schedule to prevent future issues.
- Project Management and Coordination:
- Lead new construction projects from concept to completion.
- Coordinate with architects, engineers, and designers to maintain project timelines.
- Secure all necessary permits, ensuring compliance with local regulations.
- Oversee budgets and resources to deliver projects on time and within financial limits.
- Reporting and Communication:
- Provide monthly project and maintenance updates.
- Prepare detailed progress and financial reports, including challenges and next steps.
- Recommend strategies to improve outcomes and ROI.
- Proactive Planning and Compliance:
- Regularly evaluate property and project statuses to preempt issues.
- Maintain compliance with all local regulatory requirements.
- Identify cost-saving measures and strategies to enhance property value.
- Align operations with the family’s financial goals and property vision.
Requirements:
- Extensive experience in property management or project management (5+ years preferred), in real estate development, architectural office or similar fields.
- Expertise in building maintenance, construction, and local regulations.
- Proficiency in project management tools such as AutoCAD and Microsoft Project.
- Experience dealing with government offices in Cyprus.
- Excellent organizational and multilingual communication skills (Greek and English required).
- Capability to independently manage budgets, negotiate contracts, and multitask effectively
