Our client, a Fintech company in Limassol, is looking to recruit an experienced Russian and Greek-speaking Building Maintenance Manager for office building supervision.  The company is a trusted online broker with expertise in the European, US and Asian stock markets, registered in Cyprus, and offers a broad range of services in the financial markets. Responsibilities: 

  • As part of the selection and maintenance of rental office and other premises of the Company:
  • Coordinates the purchase of OS and household materials to the Company's offices and premises according to the budget
  • Coordinates the purchase of food and beverages to the Company's offices according to the budget
  • Checks the quality of operation of office and other premises, technical equipment, engineering networks and life support systems (except for low-current telecommunications and communication systems, security) of the Company's offices and premises
  • Monitors the serviceability and operability of the OS and life support systems of the office building and premises of the Company, provides the necessary timely repair and replacement of the OS and equipment
  • Controls the warranty period and maintenance of the Company's OS and life support systems
  • Organizes the work of service services to eliminate technical malfunctions of life support systems of premises, buildings
  • Organizes repair and construction works in the rental offices and premises of the Company
  • Controls the quality of the repair and construction works carried out in the rental offices and premises of the Company
  • Supervises the work of service organizations and full-time employees providing cleaning and maintenance of the Company's premises, maintains a cleaning schedule.

As part of the maintenance of the Company's own office and other premises:

  • Accompanies repair and construction work in the Company's own offices and premises
  • Monitors the serviceability and operability of equipment and life support systems, provides the necessary timely repair and replacement of OS and equipment
  • Controls the warranty period and maintenance of equipment and life support systems
  • Organizes the work of subcontracting service services to eliminate technical malfunctions of life support systems of the Company's own offices
  • Calls emergency services in emergency situations
  • Eliminates the consequences of accidents at its own facilities
  • Assesses the quality of work of service organizations and full-time employees providing cleaning and maintenance of the Company's own office premises, maintains a cleaning schedule
  • Controls the collection and removal of garbage from the premises of the C-Tower office building (the functionality will be added after the transaction on the building)
  • Interacts with the legal and other departments of the Company on insurance procedures related to the ownership and use of real estate, as well as the procedure for registration of an insured event upon the occurrence of such
  • Enters into contracts for the provision of utilities, operation and maintenance of the Company's own office premises
  • Draws up accounting documents in accordance with the requirements of the Company and accounting departments
  • Interacts with the Company's divisions on payments
  • Interacts with the Company's divisions on claims work in case of violation by contractors of the terms of contracts

As part of the organization of document management and ownership rights for the Company's own office and other premises:

  • Interacts with the public authorities of the Republic of Cyprus on issues of office space ownership and land use
  • Interacts with the Company's departments on the transfer of documents confirming the rights to the Company's premises, technical and other real estate documentation for storage
  • As part of the performance of its work functions, executes the instructions of its immediate supervisor

Qualifications: 

  • Fundamentals of the legislation of the Republic of Cyprus on the operation and maintenance of buildings and structures, logistics, procurement activities
  • Requirements for the sanitary maintenance of buildings, structures and adjacent territory
  • Standards of cleaning services
  • Technology and methods of construction, repair and installation works within the framework of the performed labor functions
  • Building codes and regulations within the framework of the performed labor functions
  • General technical characteristics of life support systems for real estate objects
  • Design features of the equipment of ventilation systems, security systems and other life support systems of the building
  • Basic requirements of standards, technical, qualitative characteristics applied to real estate objects
  • Fundamentals of personnel management and its motivation
  • Structure and principles of document management
  • The procedure for conducting inspections of real estate objects
  • The market of services of the Republic of Cyprus for the maintenance and maintenance of real estate
  • The market of services of the Republic of Cyprus for the repair of real estate
  • Pricing policy of the market for the provision of public services
  • Principles, algorithms and stages of procurement of goods and services
  • Fundamentals of contractual work
  • The procedure for concluding contracts

Requirements:

The MM should be able to:

  • Assess the condition of the property and life support systems based on the conclusions of technical inspections and surveys$
  • Use design estimates and executive documentation within the framework of the work functions performed
  • Evaluate the quality of the work performed on the repair, operation and maintenance of real estate
  • Determine the criteria and requirements for cleaning and sanitation
  • Maintain an electronic register of procurement contractors in the AHO
  • Conduct the acceptance of goods to the warehouse from suppliers according to the schedule and regulations
  • Conduct reconciliation with contractors at the request of the manager (at least 1 time per month)
  • Organize and consolidate business processes, performers and employees in order to achieve one result
  • Work with a large amount of information
  • Develop and implement local regulations and regulatory documents
  • Compile consolidated accounting and reporting documents for the purpose of monitoring and analyzing data on the facts of the organization's economic activity in terms of real estate management
  • Conduct negotiations and business correspondence, observing the norms of business etiquette
  • Evaluate their activities in terms of the effectiveness of its final results
  • Carry out inspections and use methods of evaluation of real estate, goods and inventory
  • Communicate on a fluent level in Russian and Greek and English at an intermediate level

Working hours:

The working hours are Monday – Friday, 9am – 18:00 with one hour lunch break (on call when required)
