Job Description – Project Manager (Leisure Park Development & Operations)
Position: Project Manager – Soft Play & Leisure Park Development
Location: Paphos, Cyprus
Type: Full-time / Consultancy Contract
The Project Manager will act as the lead consultant, responsible for transforming the concept into a viable, fully operational business. This includes market research, financial and operational planning, sourcing, licensing, construction oversight, staffing strategy, and long-term business sustainability.
Key Responsibilities:
Project Planning & Strategy
- Develop a comprehensive business plan including financial projections (setup + 3-year operations).
- Prepare a cost analysis covering setup, equipment, operations, and staffing.
Financial Management
- Build detailed financial models with CAPEX, OPEX, revenue forecasts, and ROI.
- Advise on funding needs and potential investment options.
Procurement & Sourcing
- Source high-quality, safety-compliant equipment, play structures, trampolines, bouncy castles, and water systems.
- Identify and negotiate with suppliers, contractors, and food vendors.
Construction & Fit-Out Oversight
- Manage contractors, timelines, and budgets during build-out.
- Ensure compliance with health, safety, and EU/Cyprus regulations.
Licensing & Compliance
- Identify all required licenses, permits, and insurance for entertainment, food service, and safety.
- Liaise with local authorities and legal consultants to secure approvals.
Operations & Staffing
- Develop a detailed operational plan including staffing structure, HR policies, training, and safety protocols.
- Plan food truck/vendor strategy and manage concession agreements.
- Establish maintenance, cleaning, and health & safety protocols.
Marketing & Launch
- Advise on branding, pricing strategy, and customer engagement.
- Support the creation of a pre-launch marketing plan to maximize initial traction.
Qualifications & Experience Required
Education
- Bachelor’s degree in Business Administration, Project Management, Civil Engineering, Hospitality/Leisure Management or related field.
- Master’s degree (MBA or Project Management) preferred.
- Project Management certification (e.g., PMP, PRINCE2) highly desirable.
Experience
- Minimum 5–7 years’ experience in project management, ideally within hospitality, leisure, amusement parks, or large-scale recreational projects.
- Proven track record of delivering end-to-end projects: from concept design to operational handover.
- Strong experience in financial modeling, budgeting, and feasibility studies.
- Experience working with local authorities in Cyprus or EU regulatory frameworks.
- Vendor and contractor management experience.
Skills & Knowledge
- Strong understanding of health & safety standards for leisure facilities.
- Knowledge of food & beverage licensing and operations.
- Excellent negotiation, leadership, and stakeholder management skills.
- Fluent in English (Greek is a strong advantage).
- Strong computer skills: MS Project, Excel (financial modeling), AutoCAD (advantage).
Salary & Package
€3,500 – €5,500 per month, with potential performance-based bonuses tied to project milestones and successful launch.
