Our client, a Property Development Company in Limassol, is looking for a Procurement / Purchase Manager. The selected candidate will be joining the Development Department of the company. This is currently a small team that will be growing due to the high volume of projects and high company targets. In this role you will be reporting directly to the Head of Development Department.

Responsibilities:

  • Various tender activities across projects starting from design stage to tender and construction.
  • Understanding bill of quantities and efficiently extract relevant information for tenders.
  • Calculating quantities of materials and other supplies.
  • Obtaining cost estimates/offers for services, materials and other supplies.
  • Negotiating and monitoring cost and terms of purchasing agreements with contractors/suppliers; ensuring agreements are fulfilled.
  • Following up projects with revised offers after project amendments.
  • Carrying out inventories of materials and other supplies; maintaining relevant records and periodically assessing/comparing inventories with market activity to recommend adjustment of procurement plan to team/management.
  • Discussing offers for approval with the team and the management.
  • Direct contact with suppliers for project coordination, invoicing and payments.
  • Analyzing and assessing contractors/suppliers’ request for payments/invoices.
  • Communicating with project managers for site works progress/completion to approve payments, forwarding relevant documentation to Accounting for payments.
  • Monitoring and keeping records of offers progress including invoicing and payments.
  • Targeting to complete projects within budget, or under, and simultaneously achieving set project quality.
  • Identifying potential contractors/suppliers; gathering and analyzing information on them to recommend the most appropriate to the team/management.
  • Maintaining records of approved contractors/suppliers and periodically evaluating their performance (e.g. requirements, trends, anomalies, supply/works quality).
  • Carrying out periodical QA/QC assessments to determine the disposition of materials and other supplies not conforming to the company’s quality standards or are not cost-effective.
  • Closing of projects; producing relevant documents to handover completed projects to other departments like Accounting and Property Management.
  • Carrying out periodical QA/QC inspections of construction works, producing written reports

Requirements:

  • Engineering or Architecture Degree (Civil or Mechanical Engineering Degree preferred)
  • At least 1 year work experience as a procurement manager – minimum 2 year (3 years preferred)
  • Fluent verbal and written Greek and English
  • Good knowledge of construction materials and fit out
  • High organisational and record-keeping skills
  • Influencing and negotiation skills are a high advantage
  • Ability to work within a team environment
